LOOKING TO BUY THAT NEXT HOUSE?–HERE ARE FIVE POWERFUL REASONS WHY LOOKING AT NEW CONSTRUCTION IS WORTHWHILE…
New home construction is exploding across the Greater Tampa Bay Area. New home builders have a multitude of new communities under construction now, and many more are planned. Demand is strong, and there is good reason!
AMAZING NEW-MATERIALS TECHNOLOGY IN NEW HOME CONSTRUCTION IS SLASHING ENERGY COSTS, IMPROVING COMFORT, AND AIDING HEALTH
The energy efficiency of a house is determined both by the efficiency of its appliances (refrigerator, dish washer, washer/dryer/HVAC systems, water heater, etc.), and by the building materials used in its construction that affect: 1) air leaks from the building envelope, HVAC system, attic, foundation, and crawl spaces; and 2) the effectiveness of wall and ceiling insulation. Moreover, the importance of building materials goes beyond saving monthly energy expenses–health and living-comfort issues are also affected.
Look at the Home Energy Rating (HER) Index and for an “Energy Star Certification.” The HER is a nationally recognized system for measuring the energy efficiency of a home. The lower the Index the better. A typical home constructed before 2006 has an HER rating of 130. Homes constructed after 2006 typically have a rating approximating 100. More recent construction by top-notch home builders who put emphasis on energy efficiency, comfort, and health result in buildings with HER ratings of 70 or better! The home with a 70 HER rating is 30% more efficient than one with a 100 rating.
“Energy Star Certification” indicates that a home builder has met the most vigorous process of third party inspection and testing to ensure that the house meets the strictest requirements set forth by the EPA for energy efficiency, comfort, and health. HER ratings might differ among homes with “Energy Star Certification,” but the ratings would be well below 100, and, in many cases, at 70 or lower.
The point of this discussion is that a family looking to purchase a home today would be well-advised to give very serious consideration to new home construction with Energy Star Certification, especially if the home will be lived in for a long-time. Longevity multiplies the advantage of owing an Energy Star Certified home. KB Homes, one of the fastest-growing new home builders in the Greater Tampa Bay Area, builds such homes.
SELECTION IS AN ADVANTAGE OF BUYING NEW HOME CONSTRUCTION
One of the best features of buying a new construction home is that you get the opportunity to select what you want. With respect to choosing, you will do best with the builder who gives you the most selection and opportunity to customize your home from cabinetry, custom moldings and trim, appliances, and paint colors to custom elevations. This is a home that will have all of the features that mean the most to you and your family.
ONE OF THE MOST IMPORTANT COMPONENTS OF NEW CONSTRUCTION ARE THE GUARANTEES THAT COME ALONG WITH THE PURCHASE
You will have the option of purchasing a “Home Warranty” when you buy an existing house, but this will not nearly compare with the peace of mind that comes with a new home’s warranties on everything from appliances to structural components. New construction that comes with a solid portfolio of guarantees and warranties can give you peace of mind for many years.
THE “NEW” ASPECT OF NEW CONSTRUCTION CAN BE REWARDING
The feeling of stepping into your completed new home for the first time and knowing that you are “First-In” and the only one to have lived in the house is unique. No matter how “turn-key” an existing house might be, it has been lived in by someone else, and will always bear that imprint. Taking ownership of a home that you have personally built is priceless!
NEW-HOME CONSTRUCTION CAN BE GREAT FUN
If you have the option to dedicate 6 or so months to moving into your next (or first) home, you would be well-advised to consider building new. Your experience will begin with raw land and continue to the phases of ground preparation, setting the foundation, framing, “roughing” (HVAC and plumbing), closing the walls, trim work, painting, and placing cabinetry, appliances, and landscaping. You will have walked through the site as construction progresses witnessing the creation of your home. If you work with a reputable builder and a great builder’s representative, you are likely to have a wonderful, thrilling, and very rewarding experience that will culminate with closing your property and stepping into the finished home. You will have taken photos all along the way, and you will put together an album telling the story of your home that will live with you forever! This will have been, if all goes right, a truly priceless experience!
